We work where we live. That is not a marketing line: it is why we know which house in the old town has a damp problem and which does not.
Piran Nepremičnine is a boutique agency based on Ulica svobode in Piran. We do not cover the whole of Slovenia. We cover Piran, Portorož, Lucija, Strunjan and Seča, because a local market cannot be understood from a distance.
Coastal property has its own rules. Buildings inside the old walls are heritage protected, access is narrow, a parking space often matters more than square metres, and a sea view can double the price. None of that is visible in a listing.
Our buyers come from Slovenia, Italy and Austria. We run deals in three languages and know the differences in expectations each market brings.

How we work
An honest asking price
We set the price from actual sale prices in the neighbourhood, not from what the owner hopes for. An overpriced property is out of the game within two weeks.
Fewer listings, more attention
We do not carry a thousand properties at once. Each one we take on gets clean documentation, good photography and copy in three languages.
All the way to closing
Viewings, negotiation, contract, notary, land registry and handover. Our clients never feel the deal only starts at the lawyer's office.
No pressure
If a property is not right for you, we say so. A commission is not a reason to talk somebody into the wrong purchase.
